THE ART OF EVERYDAY LIVING

LIVE. WORK.
SHOP. RELAX.

An estate planned so the ordinary parts of a week — the morning shop, the school run, a round after work — happen within the same landscape.

Three ways to make a home here.

Expansive holiday-home stands on the golf front, a secure villa precinct with shared estate amenities, and compact stands for garden flats and lodges. Areas for each are listed on the investment page.

THE FAIRWAY EXPERIENCE

A different
kind of green.

A planned 44-hectare championship course, framed by indigenous trees and open savannah. Eighteen holes, with a golf academy, driving range and pro shop at the heart of the experience.

LIVING ON THE COURSE

Golf-front stands.

Masuwe Golf Estate, inside the Special Economic Zone.

The golf estate is part of the Masuwe Special Economic Zone itself — planned alongside the financial hub, the hotels and the commercial precinct rather than as a separate development at the edge of town. Victoria Falls draws some 2.5 million visitors a year, and has never had a residential golf estate.

The course is the organising idea of the estate. At forty-four hectares it takes the largest single share of the masterplan, and the residential land is arranged around it rather than the other way round — which is what makes golf-front stands possible. It is designed to draw regional and international golf tourism year-round.

The planned routing works with the existing landscape: indigenous trees kept where they stand, open savannah left open, and the contours of the Zambezi basin used as the course’s natural structure, with views that stretch to the horizon. Whether you are a serious golfer or simply love the life that comes with living on a course, it is planned as Africa’s most spectacular 18-hole championship experience. Areas and terms for the stands facing it are set out on the investment page.

Victoria Falls has welcomed millions of visitors. Now, for the first time, it’s possible to call it home — with everything a world-class estate can offer.

THE KAZA ADVANTAGE

Wildlife on your doorstep.

Live alongside one of the great wildlife corridors.

The Masuwe Special Economic Zone borders Victoria Falls National Park and the Kavango-Zambezi Transfrontier Conservation Area — at 520,000 square kilometres, the largest transfrontier conservation area in the world, and home to more than 250,000 elephants, the largest population on earth.

Game viewing, birdlife and river access sit within the estate’s surrounds, and the Falls themselves — one of the Seven Natural Wonders of the World — are minutes from your stand. This is the life the estate is planned around: not a view of wild Africa, but a place within it.

02 / WORK   ·   03 / SHOP

A new centre of possibility.

Masuwe Centre is planned as the estate’s commercial precinct — shops, offices, restaurants and financial services, with space for arts and craft alongside them. The intention is that daily essentials and the occasional memorable evening both sit inside the estate rather than a drive away.

Commercial land is available for sale or on a ground lease. Terms are set out under the investment page.

THE WIDER PICTURE

A new centre taking shape.

The estate and the VFIFC share one Special Economic Zone.

The Victoria Falls International Financial Services Centre (VFIFC) — a regional multi-currency financial hub — is being established within the Masuwe Special Economic Zone. That is the same zone the estate sits in.

This is what separates a commercial stand here from one elsewhere in Victoria Falls. The estate’s precinct and the country’s emerging financial centre are taking shape inside the same designated zone, and a new town centre is forming around them rather than at a distance from them.

It has a residential side as well. A financial hub brings people who need somewhere to live within reach of their work — which is what the golf-front stands, the gated villa precinct and the garden flats and lodges are there to answer. The investment page sets out what is available in each.

04 / RELAX

Space to pause.

Three hotel sites and a dedicated medical and wellness resort carry the hospitality side of the plan, bringing visitors onto the estate and putting healthcare and wellbeing within it rather than outside it.

The wider plan, and how these parts fit together, is described under the estate.
