THE VISION

A destination unlike
anything in Victoria Falls.

WHERE IT SITS

Within the Masuwe Special Economic Zone.

Masuwe lies outside Victoria Falls, the Zimbabwean town that shares its name with one of the largest waterfalls on earth. The falls and the surrounding parkland are inscribed as a UNESCO World Heritage Site, and the town has grown into the country’s principal tourism gateway.

The estate sits within the Masuwe Special Economic Zone, on Lot 1 of the Jafuta Estate. That designation shapes what can be built here, and it is the reason a development of this scale can bring golf, housing, hospitality and commerce onto one site rather than scattering them.

The same zone is where the Victoria Falls International Financial Services Centre — a regional multi-currency financial hub — is being established. The estate is not near that development; it shares a Special Economic Zone with it. What that means for a buyer is set out under the lifestyle, investment and the Masuwe SEZ.

The land rises and falls with the Zambezi basin, and the masterplan is drawn to follow it — indigenous trees and open savannah kept as the setting rather than cleared for it.

HOW IT FITS TOGETHER

A self-contained community.

Every amenity within walking distance.

The masterplan sets a championship golf course at the centre, with residential land arranged around it — golf-front stands, a gated villa precinct, and compact stands for garden flats and lodges. Around them sit the parts that make it a place to live rather than a place to visit:

  • Three hotels — boutique to large-format, with their dining and event spaces on residents’ doorsteps.
  • A medical resort — two medical and wellness facilities across 13 hectares.
  • A tourism and hospitality school — a 19-hectare university campus focused on hospitality and financial services training.
  • A sports academy and stadium — 10 hectares, including an international cricket stadium.
  • A 24/7 managed estate — security and estate management around the clock.
  • A full commercial precinct — retail, dining, a financial hub, an arts and craft centre and civic spaces.

BUILT IN PHASES

An approved layout plan.

Serviced before title transfers.

The estate’s layout plan was approved in June 2024, and it is being built in phases. Phase 1 delivers the full civil infrastructure — roads, water, power and sewerage — to the boundary of each stand before title transfers, so what you buy is land you can build on.

Estate design guidelines keep the architecture coherent while leaving each owner full creative freedom over the home they build.

The Masuwe Special Economic Zone is gazetted and government-backed, and Victoria Falls airport connects to Johannesburg, Harare, Livingstone and beyond.
